Southside is where Jacksonville’s apartments actually are
If you manage multifamily in Jacksonville, there’s a good chance you manage it here. The stretch running from Baymeadows Road east along Southside Boulevard, up Gate Parkway and around the St. Johns Town Center is the densest apartment corridor in the city — and it’s where we run most of our volume.
It’s also the most mixed. Within a two-mile radius you’ll find 1980s garden communities that have been through four owners, mid-2000s stock with its second or third colour scheme, and 2020s lease-ups still in their first repaint cycle. Those three don’t turn the same way, and pricing them as if they do is how a painter ends up eating the difference on a heavy unit.

Three eras of building, three different turns
A turn is priced by condition, not by square footage. Here’s what actually drives the number in this corridor.
1980s–1990s garden communities
The bulk of the Baymeadows inventory. Expect heavier drywall work — anchor holes from decades of residents, doorknob strikes where stops have failed, and settling cracks at door and window corners. Texture is usually knockdown or a heavy orange peel that has been patched by several different hands over the years, so matching it is the difference between a repair and a visible patch. Many of these have had three or four colour schemes; without a spec sheet, touch-ups flash badly.
2000s mid-era stock
Generally sound drywall with lighter texture. The recurring issue is sheen mismatch rather than damage — these units have often been touched up rather than rolled, so walls carry a patchwork of eggshell over flat or vice versa. Usually the right candidates for standardizing to a single spec, because the underlying substrate is fine.
2010s–2020s Class A lease-ups
Level 4 or 5 finishes, smooth walls, minimal texture. These turn fast and clean — but the tolerance is much lower. A patch that would disappear on a knockdown wall reads clearly on a smooth one under the large windows these buildings favour. Prep matters more here than repair does.

What Southside does to interior paint
Sun exposure. A lot of this corridor was built with long east–west building runs, which means a significant share of units have west-facing living rooms taking full afternoon sun. Those walls fade faster than the rest of the unit — so a touch-up matched to the original colour code will show. It’s the most common flashing complaint we get in this area.
Humidity and retention ponds. Many of these communities are built around retention ponds, and ground-floor units on the pond side hold noticeably more moisture. Bathrooms, laundry closets, and north-facing bedroom walls in those buildings mildew first. They need cleaning and treating before coating, then a mildewcide-containing acrylic — not just a fresh coat over the top.
Turn season pressure. This corridor turns hard from late spring through summer. If you’re seeing five or six move-outs a week from May through August, that’s when scheduling reliability stops being a nice-to-have. We hold reserved capacity for contract clients through that window specifically so the answer in June isn’t “three weeks out.”

Do you cover Bartram Park and the St. Johns County line?
Yes. Bartram Park (32258) is within our core corridor, and we work south into St. Johns County including Nocatee and the 32259 area. Crews are Jacksonville-based, so there’s no travel surcharge in this corridor.
How quickly can you get to a property off Gate Parkway?
Same business day for scheduling, and we can usually walk a property within 48 hours. Actual turn start depends on capacity — during peak turn season, contract clients get reserved slots.
Can you handle a full community repaint as well as individual turns?
Yes. Turns are our core work, but we also handle common areas, corridors, breezeways and clubhouses. Larger community-wide exterior projects are quoted separately.
My property is a 1990s garden community with a lot of wall damage. Is that priced differently?
Yes, and we tell you at the walk rather than after. Heavier drywall repair and texture matching add time. We price per unit type with the scope agreed up front, so a heavy unit doesn’t turn into a change order.
Do you work with properties around the Town Center and Mayo Clinic corridor?
Yes — that area is within our densest coverage. Newer Class A stock there turns fast and clean, and we schedule around leasing activity.
