The problem
Turn painting is the job that eats your week
Every property runs the same maths. A unit comes vacant, the schedule says it needs to be rent-ready Friday, and there’s a choice: pull a tech off work orders for four days, or call whoever answers the phone.
Pull the tech, and the work orders back up. Residents wait, the queue grows, and someone who took a maintenance job to fix things spends the week cutting in around door frames.
Call the cheap vendor, and you get the unit back with spackle unsanded, spray over the outlets, roller splatter on the range hood, and drop cloths in the middle of the floor. So your team finishes it anyway — just later, and more annoyed.
The second option isn’t cheaper. It’s the same work moved to a worse point in the schedule.

If your team preps
You pull plates, run the globes through the dishwasher, patch the major holes. We come in behind, spray and roll, hand it back. You reinstall fixtures and swap locks. We’ll document exactly what we need prepped so nobody’s standing around.
If you want the whole thing
Trash-out through final clean, in the right order — repairs, paint, clean, punch. One vendor, one handoff, one walk.
If you only want the heavy ones
Plenty of supervisors keep the light turns in-house and outsource three-bedrooms, smoke units and anything with real damage. We’ll price a monthly block so you know what your budget covers.
When you’re underwater in June
Turn season buries small teams. We hold reserved capacity for contract clients through May to August specifically so the answer isn’t “three weeks out.”

Will I have to send you back?
If something on the agreed scope was missed, we fix it at no charge. The scope is written down specifically so that conversation is about facts rather than memory.
Do you work around our prep?
Yes. Tell us what your team handles and we’ll document the handoff both ways.
What if the unit is worse than the walk suggested?
You hear before we start, not on the invoice. Nothing extra happens without approval.
Can you take just the heavy turns?
Yes. Monthly contract blocks work well for exactly that.
How much notice do you need?
Same business day on scheduling. During turn season, contract clients have reserved slots so notice matters less.
Do you do drywall too, or just paint?
Both — anchor holes, doorknob damage, water damage, texture matching. Repairs go before paint, always.
Hand off the turns you don’t want
Tell us the property and what’s coming up. We’ll walk it and price per unit type — and if you just want the heavy ones, that’s a normal arrangement.
No charge for the walk. Turn-season scheduling fills early — if you’re planning May through August, talk to us in Q1.
