Mandarin runs from the river to Bartram, and the buildings change as you go

Mandarin is a long corridor rather than a neighborhood — San Jose Boulevard from the Buckman down through Julington Creek, with the St. Johns River on one side and newer development pushing south toward the county line.

That means two quite different rental markets in one area. Older established communities and condos in the north near Loretto and the river, and 2010s–2020s stock through Bartram Park and Race Track Road.

North-facing walls stay damp

Mandarin’s oak canopy and Spanish moss are what people move here for, and they’re also why this is the most mildew-prone area we work. A north-facing bedroom wall under mature trees gets almost no direct sun and dries slowly after Florida humidity. Mildew establishes there before it appears anywhere else in the unit.

Bathrooms and laundry closets compound it

Combine ambient shade with an interior bathroom and a dryer venting into a closet and you have the conditions mildew wants. Painting over untreated growth doesn’t kill it — the film feeds it and it returns within a season. These surfaces get cleaned and treated first, then coated with a mildewcide-containing acrylic. Dry times run longer here than the rest of the city. Less direct sun and more canopy means slower evaporation. Recoating on a standard schedule traps moisture in the film. We build the extra time in rather than pretending Mandarin behaves like Southside.

Algae on exterior surfaces. Shaded breezeways, north elevations and anything near the river pick up green algae growth on stucco and siding. That’s a cleaning and coating question, not just an appearance one — organic growth holds moisture against the substrate.

River proximity raises ambient humidity. Communities close to the St. Johns run measurably more humid than inland Mandarin, and interior moisture follows.
