Why days matter more than rate
Vacancy loss usually exceeds the painting line by a wide margin. A modest rent doesn’t offset a slow turn — the days themselves are the bigger cost, which is why cutting days moves the total more than negotiating the per-unit rate does.
What actually cuts days
Sequencing, not speed. Repairs → paint → clean → punch, in that order, with no crew waiting on the one before it. Rushing any single step usually costs more time than it saves once a patch fails or a coat gets recoated too early.
What this doesn’t count
Concessions avoided, faster lease-up velocity in a competitive submarket, and the maintenance hours freed up when techs aren’t chasing a slow turn. All real, none of them counted here — this is rent recovery only, deliberately conservative.

Where do these painting rates come from?

Why is painting 65% of turn cost?
65% is the midpoint of the industry-reported 60–70% range (Nexus Property Management). The calculator uses the midpoint rather than either end, since your actual share depends on drywall repair volume and whether you’re changing color.
What’s a realistic days-to-turn target?
The industry benchmark for a full make-ready is 3–5 days, with 5–7 also commonly cited. Your realistic number depends on unit condition, crew capacity and whether ceilings or a color change are involved.
Does this include add-ons like color changes or pet odor?
No. Add 10–15% to the painting spend figure to account for color changes, pet odor sealing and smoke remediation, which appear in a predictable proportion of turns even if you can’t predict which units.
