The Real Problem

Your patch isn’t showing because of the paint

A repair that reads as a repair almost never failed on color. It failed on texture.

Walls in most apartment buildings aren’t smooth. They carry a sprayed texture — usually orange peel, sometimes knockdown — with a specific scale of peaks and spacing between them. When a patch doesn’t mirror that scale and depth, light catches it differently from the surrounding wall, and the eye picks it up instantly from the doorway.

The best patch is the one nobody knows is there. That only happens when the texture scale and depth match exactly — paint can’t fix a texture mismatch.

The three ways it goes wrong:

Wrong texture type. Knockdown patched with orange peel, or vice versa. Obvious once you know to look, and surprisingly common.

Right texture, wrong scale. Orange peel comes in light, medium and heavy. A medium patch in a light-textured wall reads as a bump. Knockdown varies just as much in how flat it’s knocked and how large the islands are.

Texture applied but flattened by priming. Rolling primer with the wrong nap presses the peaks down. We use a ¾-inch nap so the roller reaches into the texture rather than crushing it.

Why knockdown is harder: orange peel is a single spray stage with a regular, fine pattern — comparatively forgiving to blend. Knockdown is sprayed then flattened by hand with a knife, producing irregular islands. Matching that pattern is genuinely a skill, and it’s the most common reason a repaired wall in a 1990s garden apartment still looks repaired.

The Spec

Level 4 or Level 5 — and why it matters for your units

Drywall finishing runs on a defined scale from Level 0 to Level 5. Two matter in multifamily:

Why this shows up in your units:

Older garden communities were almost always textured — Level 4 under orange peel or knockdown, which is why they hide decades of patching reasonably well.

Newer Class A lease-ups increasingly use smooth walls, which means Level 5. That’s less forgiving by design: there’s no texture to hide behind, and these buildings tend to have large windows throwing raking light across long wall planes. A patch that would vanish on a knockdown wall in Arlington reads clearly on a smooth wall off Gate Parkway.

Smooth walls turn faster and look better — right up until someone patches them like they’re textured.

Order Of Work

Repairs before paint. Always.

Step 01

Assess

Walk the unit, identify what’s a patch and what needs board replaced. Anything structural, or any suspected moisture source, gets flagged before we start rather than discovered mid-work.

Step 02

Cut and repair

Damaged material cut out cleanly, backing installed where needed, new board fitted. Tape and compound in coats, each allowed to dry properly — a rushed compound coat shrinks and telegraphs later.

Step 03

Sand flush

Every patch sanded flush with the surrounding wall. This is the step low-bid crews skip, and it’s the one that guarantees a visible repair no matter what happens afterwards.

Step 04

Texture match

Existing texture identified by type, scale and depth, then matched. Test area first where the wall is unusual. Applied and allowed to set properly before anything goes over it.

Step 05

Prime

PVA drywall primer, ¾-inch nap roller so it reaches into the texture peaks rather than flattening them. Then the unit is ready to paint.

Patching into finished walls means re-priming and often re-painting the whole wall corner to corner. It’s the single most common reason a turn runs an extra day.

What We Find Here

Three eras, three different repair jobs

1970s–80s garden apartments (Arlington, Baymeadows)

Heavy knockdown or coarse orange peel, patched by many hands over decades. Original texture is often no longer consistent within a single wall, which means matching to what’s actually there rather than to a standard. Settling cracks recur at the same door and window corners.

1990s–2000s stock

Generally medium orange peel, sound board, lighter damage. These are the most straightforward repairs and the best candidates for standardizing a texture spec across the property.

2010s–2020s Class A

Smooth Level 5 walls, minimal texture to hide behind, large windows and raking light. Repairs need more prep and less texture work — a different skill emphasis entirely, and the place where a production crew’s habits show worst.

Historic core (Riverside, San Marco, Avondale)

Plaster and lath in pre-war buildings rather than drywall. Different material, different repair method, and patching plaster with drywall compound fails within a season. Worth knowing before someone quotes it as a standard patch.

Water Damage

Hurricane season leaves a paper trail

June through November, wind-driven rain finds its way in around windows, through roof and soffit failures, and past failed sealant at joints. What shows up in the unit is usually a stained ceiling or a discolored wall band.

The order that works:

  1. Find and fix the source first. Repairing the drywall while water is still coming in is money spent twice, and we’ll say so rather than take the job.
  2. Confirm the material is dry. Compound over damp board doesn’t cure properly and the repair fails.
  3. Cut out compromised board rather than skimming over it. Water-damaged gypsum loses structural integrity and won’t hold a finish.
  4. Stain-blocking primer before any finish coat. Without it the water line ghosts back through within weeks — sometimes after the resident has moved in.
  5. Texture and prime to match.

If there’s visible mold, that’s remediation before repair, and depending on area it may need a licensed remediator. We’ll coordinate rather than paint over it.

Why does my drywall patch still show after painting?

Almost always texture, not color. If the patch doesn’t match the surrounding texture’s scale and depth, light catches it differently and the eye reads it as a repair regardless of how good the paint is.

Can you match orange peel and knockdown?

Yes, both — including matching the specific scale, since orange peel runs light, medium and heavy, and knockdown varies in how flat it’s knocked. Knockdown is the harder of the two because the pattern is irregular by nature.

What’s the difference between Level 4 and Level 5 finish?

Level 4 is two sanded coats over embedded tape — standard where walls are textured. Level 5 adds a skim coat across the whole surface, and is what smooth walls and gloss or semi-gloss finishes require.

Do repairs happen before or after painting?

Can you repair popcorn ceilings?

Yes, including removal. Note that ceilings in buildings from before roughly 1980 may contain asbestos — those need testing before disturbance, and we’ll flag it rather than proceed.

What about water damage?

How long does drywall repair add to a turn?

Standard patching is absorbed into the turn. Heavier repairs add a day or more, mostly because compound needs to dry properly — and in Jacksonville humidity that takes longer than most schedules assume.

Do you do drywall repair without painting?

Yes, though most clients bundle since the repair has to be primed and painted anyway to be finished.
