Why This Goes Wrong
Most units get cleaned twice, and nobody planned it that way
Here’s how it usually happens. The cleaner is booked for Tuesday because that’s when they had a slot. The painter finishes Wednesday. Thursday morning somebody walks the unit and finds drywall dust on the window sills, a roller splatter on the range hood, and tape residue on the baseboards.
So it gets cleaned again. That’s a second invoice and a lost day — and the day is worth more than the invoice.
Clean before paint and you’ll pay for it twice. The order is repairs, then paint, then clean, then walk.
An industry benchmark for a full make-ready is 3–5 days. Most run about double that, and bad sequencing is the most common reason — cleaning before paint, paint before drywall repair, flooring before plumbing. Each one is a rework and a day.

What a turnover clean covers, room by room
“Deep clean” means whatever the vendor decides it means. Here’s ours, written down, so a re-clean argument never starts with what was supposed to be included.
Kitchen

We work top-down and dry-first, wet-last. Dust falls; cleaning the floor before the ceiling fan means doing the floor twice.
What Actually Gets Flagged
Kitchens and bathrooms cause almost every re-clean
Grease you can’t see until the light hits it
The hood filter, the wall behind the range, the cabinet faces above the stove. A wipe-down looks fine at 9am and reads badly on an afternoon tour. These need degreasing, not wiping.
Bathroom mildew that got covered instead of removed
Grout lines, the seal around the tub, the underside of the toilet seat hinge. In Jacksonville humidity this comes back fast if it’s cleaned rather than treated, and a prospect looks at exactly these spots.
Window tracks and blinds
Nobody thinks about them until a prospect opens the blinds. They collect everything, and they’re the most common single item on a re-clean list.
Whatever the last crew’s dust settled on
If cleaning happened before or during paint, drywall dust ends up on sills, tracks and fixture tops. This is the sequencing problem showing up as a quality complaint.

Turnover cleaning questions
How much does apartment turnover cleaning cost?
Typically $150–$185 for a 1BR and $200–$250 for a 2BR in this market. Size, vacancy length, pet contamination and grease build-up are what move it. Heavy-duty cleaning is quoted separately.
What’s the difference between a turnover clean and a regular clean?
A turnover clean is a full reset — inside appliances, inside cabinets, window tracks, blinds, light fixtures. A regular clean maintains a lived-in space. Turnover assumes nobody’s touched anything in months and a prospect is walking it tomorrow.
Should cleaning happen before or after painting?
After. Always. Painting generates dust and splatter, and drywall repair generates more. Clean first and you’ll pay for it twice.
How long does a turnover clean take?
Most units are a single day. Heavy-duty situations — extended vacancy, pet contamination, post-eviction — can run longer and get quoted separately.
Do you clean appliances inside?
Yes. Oven interior including racks and beneath the drawer, refrigerator interior including seals and behind, dishwasher filter and seals, microwave, and the range hood filter. That’s standard, not an add-on.
Can you handle post-eviction or hoarding situations?
Yes, quoted separately after a walk. These need trash-out first and often specialist disposal, so they’re priced as their own job.
Do you clean carpets?
We coordinate carpet cleaning as part of a turn but it’s a specialist service with its own equipment. It gets scheduled between paint and final clean.
Can we book cleaning without painting?
Yes. Priced and booked independently. Most clients bundle because sequencing one vendor is faster, but it isn’t required.
What if the unit doesn’t pass the walk?
We come back. If something on our documented scope was missed, it’s fixed at no charge — but that scope is written down specifically so the conversation is about facts rather than expectations.
Do you do common areas and clubhouses too?
Yes. Common area cleaning is available as-needed, and clubhouse janitorial as a recurring monthly service.
