A turn isn’t one job. It’s six, in the right order.
The unit gets cleared. The walls get repaired. It gets painted. Someone catches the outlet cover nobody replaced and the screen that’s been torn since March. It gets cleaned. Then it gets walked.
Run that through four separate vendors and the coordination is your job — chasing the painter because the drywall guy ran late, rescheduling the cleaner because paint wasn’t dry, discovering on Friday that nobody replaced the blinds. Every handoff is a day, and every day is rent.
Most turns don’t run late because someone was slow. They run late because nobody owned the sequence.
We run the whole sequence. You send the unit and the date; we handle what happens in between and tell you when it’s punch-ready.

Unit Turn Painting
Vacant turns on a fixed per-unit price. Walls, ceilings, trim, doors and closets — patches sanded flush, switch plates removed, punch-ready at handoff.

Interior painting for apartment communities, occupied or vacant, single units or whole buildings.
Multifamily Painting
Community and portfolio scale — common areas, corridors, breezeways, clubhouses, and multi-property contracts with one consistent spec.
Unit Cleaning
Full turnover cleaning — appliance interiors, bathrooms, floors, fixtures, window tracks, cabinets. Bundled with paint or booked alone.
Wall & Drywall Repair
Anchor holes, doorknob blowouts, water damage. Texture matched to the existing wall so a repair doesn’t read as a patch.

Can I book one service without the others?
Yes. Most clients bundle because sequencing one vendor is faster than coordinating several, but cleaning, painting and repairs are all priced and booked independently.
Do you work on contract or job by job?
Both. Job-by-job works fine for occasional turns. If you’re running consistent volume, a contract gets you fixed per-unit pricing, reserved capacity through turn season, and one monthly invoice.
How fast can you turn a unit?
Most vacant units take 2–3 days depending on size, condition and whether there’s a colour change. The industry benchmark for a full make-ready is 5–7 days. You get the number at the walk.
Do you handle occupied units?
Yes. Scheduled through your leasing office with resident notice, using low-VOC coatings so residents aren’t displaced longer than necessary.
Can you cover multiple properties?
Yes. One spec, one price per unit type, one invoice across the portfolio. For managers running several communities the admin saving is usually bigger than the painting saving.
What areas do you cover?
Duval, Clay, St. Johns and Nassau counties across Northeast Florida.
Do you do residential painting?
Our focus is multifamily. Residential work generally goes through our parent company, Hometrends Pro.
