Turn painting was the job nobody wanted to own
Most apartment communities in Jacksonville get their turns painted one of two ways. Either the maintenance team does it — which means techs who’d rather be closing work orders spend a week on a three-bedroom — or it goes to whichever painter answered the phone, which works until the one week you need four units by Friday.
Neither is anyone’s plan. It’s what happens when unit turns are treated as a side line by companies whose real business is somewhere else.
Paintcoats was built the other way round. Turns aren’t the work we take between residential jobs — they’re the work. That changes what you optimise for: scheduling reliability over creative range, consistency across forty units over a showpiece finish in one, and a unit handed back punch-ready rather than handed back with a list.
Property managers don’t get graded on paint. They get graded on days vacant.

Every turn should protect the property, not slowly damage it
We understand property management and real estate investing, so we look beyond simply closing a work order. We care about the condition, the appearance and the long-term value of the property behind it.
Every unit turn either protects a property or quietly wears it down. Rushed work, low-grade finishes and skipped prep don’t just look worse this cycle — they compound, turn after turn, until a well-run community starts showing its age faster than it should.
We work the other way. Our aim is a consistent, high-quality turn that leaves each unit clean, professionally maintained and genuinely rent-ready — the right materials, proper surface preparation, skilled workmanship and a real inspection before we hand it back. That’s what prevents the slow deterioration that repeated low-quality turns leave behind.
We treat every property as what it is: an investment. Done properly, a turn supports better resident experiences, stronger curb appeal, lower repair costs down the line, and an asset that holds its value instead of slowly losing it.

Paintcoats is the multifamily service division owned and operated by Hometrends Pro, a Jacksonville property services company with roots in property maintenance, repairs, painting and service coordination back to 2008.
Paintcoats exists because that experience kept pointing at the same gap. Property managers didn’t need another contractor — they needed one vendor who could take a unit from move-out to rent-ready without being chased, and who’d still be there next turn season.
What that means for you practically:
- We’re not a startup testing a market. The operational backing, the insurance, the vendor compliance experience and the supplier relationships were already in place before the first unit was turned.
- Wider capability when you need it. Work that falls outside a standard turn can usually be handled within the Hometrends Pro group rather than sending you to find someone else.
- We’ll be here next year. Vendor churn is expensive for you. An established parent company is the least exciting and most useful thing we can offer on that front.

Every unit documented
Photos before and after, per unit, attached to your completion notice. When your regional asks about unit 214, you already have the answer.
We spec for this climate
Jacksonville runs 70–90% humidity most of the year. Kitchens, baths and laundry closets get a mildewcide-containing acrylic, not just a washable one — because painting over untreated mildew means repainting the same wall two turns from now. See the Paint Matching guide.

We work across Duval, Clay, St. Johns and Nassau counties — Southside and Baymeadows, Arlington, Mandarin, San Marco and Riverside, the Northside, the Westside, the Beaches, Orange Park and Fleming Island, Ponte Vedra, Nocatee, St. Augustine and Fernandina.
Our densest coverage is the Southside–Baymeadows–Gate Parkway corridor, where most of Jacksonville’s apartment inventory sits. If your property is outside that and you’re running volume, ask anyway.
