Arlington was where Jacksonville expanded after the Mathews Bridge opened, and a lot of the multifamily built through the 1960s and 70s is still standing and still leasing. That’s a substantial rental base — but it’s the most demanding stock in the city to turn well.

Drywall that’s been patched by a dozen different hands
Fifty years of anchor holes, doorknob strikes where the stops failed, and settling cracks that recur at the same door and window corners. The original texture — usually a coarse knockdown or heavy orange peel — often isn’t consistent within a single wall any more, because it’s been patched repeatedly by whoever was cheapest that year. Many of these communities have changed hands three or four times. Each owner repainted, nobody documented it, and the maintenance closet holds a dozen unlabeled cans. Mature tree canopy holds moisture. Much of Arlington sits under old oak. North-facing elevations and ground-floor units stay damp longer, and mildew establishes in bathrooms and laundry closets first.

Our units are from the 1970s and every patch shows. Can that be fixed?
Yes, and it’s the most common thing we deal with in Arlington. The issue is usually texture rather than color — decades of patching by different hands means the wall isn’t consistent any more. We match to what’s actually on the wall and, where it makes sense, re-texture a full wall rather than fighting a patchwork.
We have no record of the paint colors. What now?

Do you cover East Arlington and Girvin?
Yes — 32225 including the newer communities out toward the Intracoastal, which turn quite differently from the older Regency-area stock.
We’re renovating and changing colors across the community. Do you handle that?
Yes. Color changes need extra coats and usually a primer, so they’re quoted as an add-on. For a whole-community program we’ll price it as a phased project.
Our drywall damage is heavy. Is that priced separately?
Standard patching is in the per-unit price. Board replacement, water damage and ceiling repairs are quoted at the walk — you’ll know before we start, not after.
