Much of the pre-war stock is original plaster over wood lath. It behaves completely differently — it’s harder, more brittle, and it fails in cracks rather than dents. Patching plaster with standard drywall compound produces a repair that cracks again within a season, because the materials move differently. It needs the right compound and the right technique. Settling cracks that recur

Ninety-year-old buildings on Florida soil have moved and will keep moving. Cracks reappear at the same door and window corners after every repaint. They can be repaired properly — taped and bedded rather than skimmed — but a crew that just fills them is guaranteeing a callback.

Pre-1978 paint layers

Buildings from this era have paint that predates the lead ban underneath everything applied since. Any work that disturbs those layers — sanding, scraping — has to follow lead-safe practices. This isn’t optional and it isn’t something a low-bid crew is set up for.

Original trim, deep profiles, more of it

Picture rails, tall baseboards, moulded casings, transoms. Far more linear feet of trim than a modern unit and far more cutting-in. A unit that’s the same square footage as a Southside apartment takes noticeably longer here, and estimating it by floor area alone is how a painter loses money in Riverside.

Our building is from the 1920s and has plaster walls. Can you work with that?

Yes. Plaster needs different compound and technique from drywall — patching it with standard drywall mud produces a repair that cracks again within a season because the materials move differently.
