Coastal condo buildings hit the milestone requirement five years earlier
Florida requires milestone inspections for condominium and cooperative buildings of three or more habitable stories. The standard trigger is 30 years after certificate of occupancy — but within three miles of the coastline it’s 25 years.
That captures essentially every qualifying condo building at Jacksonville Beach, Neptune Beach and Atlantic Beach.
Separately, associations of that size must maintain a Structural Integrity Reserve Study, and the statute names waterproofing and exterior painting among the eight components it must cover and fund. Since 1 January 2026, that reserve funding cannot be waived or reduced by owner vote.
At the Beaches, exterior painting isn’t a discretionary line item. It’s a funded reserve component with a statutory obligation behind it — and the inspection clock runs five years faster than inland.
What that means practically: milestone inspections frequently identify coating failure, sealant deterioration and water intrusion at the envelope. Painting and waterproofing are usually part of the remedy rather than a separate cosmetic project — so scope, timing and product should align with what the reserve study assumed.

For qualifying condo buildings, yes — Florida’s structural integrity reserve study requirements name waterproofing and exterior painting among the covered components. Confirm the specifics with your reserve professional.
Do you handle sealant and waterproofing as well as paint?
Yes, and on a coastal building they can’t sensibly be separated. Repainting over failed sealant traps water rather than excluding it.
Can you work around residents with balcony access?
Yes. Beach units are mostly sliding-door plans and the balcony is the light source, so it’s coordinated with notice rather than just scheduled.
