Jacksonville isn’t one market, and the buildings prove it

A 1972 garden apartment in Arlington has nothing in common with a 2022 lease-up off Gate Parkway, and neither behaves like a 1920s walk-up in Riverside. Different substrate, different prep, different failure modes.

Building era and substrate

Plaster in Riverside, coarse knockdown in Arlington, smooth Level 5 in Bartram Park. Each takes a different repair method, and using the wrong one produces a patch that shows.

Moisture exposure
